Export the MLS search. Drop the file in. Get back the real story: absorption, price-per-foot by segment, what is sitting and why, and the three numbers you should be quoting this week. Not a chart you have to interpret. The interpretation.
Price a listing and be able to defend it
The comps, the adjustments, the range, and the paragraph that explains why, written so a seller who disagrees with you can follow the logic. Add the facts only you know from walking the house, and the CMA stops being generic.
Build the listing presentation
Your pricing, your marketing plan, your track record and their house, designed on your brand and ready to walk through on a tablet or print. The design tool does the layout. You do the appointment.
Keep every seller updated without writing the email
The single habit that keeps listings from going cold is the one most agents drop by week three. Portal views, showings, feedback and market shifts gathered into one clear report per listing, every week, whether you remembered or not.
Wake up to a briefing instead of an inbox
One email waiting when you get up: today’s calendar, the gaps in it, who to call in those gaps, and the three messages that actually need you. You start the day knowing what matters instead of reacting to whoever emailed last.
Run the follow-up you never get to
Expireds, past clients, the middle of your database. Everyone knows the touches that work. Nobody has the afternoon to do them. Give the job to an agent that drafts every touch in your voice from real data about their house and tells you who is next.
Turn one idea into a week of content, then post it
The graphic, the caption, the schedule, and the actual posting to Instagram, Facebook and LinkedIn from one chat. No Canva tab, no three logins, no download-upload-resize loop. You bring the idea and the approval. Everything between is the agent’s job.
Practice the hard conversation before you have it
The commission objection. The seller who wants to list $60,000 high. The past client who got a Zillow estimate and is now confused. Stop practicing on live clients. A sparring partner that knows your market, never goes easy, and grades the round like a coach who watched the tape.
Answer “hold, sell, or 1031?” with real numbers
A client with a rental and a vacancy sends you three options in one email. Instead of “let me get back to you,” you get back to them the same hour with a side-by-side analysis they can trust. Sometimes the answer is not the one they were leaning toward. That is the conversation that makes you their agent for life.
Write down how you do things once, then let AI run it
Your closing checklist lives in your head. Your net commission lives in a napkin calculation. The processes that make you good die the day you hire someone. Describe them once in plain English and the agent turns them into tools that run: a closing protocol, an escrow tracker, a review request that sends itself.
Pick one. Finish it. Then pick the next.
Both are one sitting and both touch a client you already have. You will feel the difference by Friday.
These are the ones that run without you. Once they are on, your mornings, your follow-up and your content stop depending on your willpower.
Write your processes down and hand them over. It is the least exciting item on the list and the one that changes what your business is worth.

Does this only work with Claude?
The ideas work with any AI that can take a job, use files and tools, and come back with a result. Our walkthroughs use Claude because that is what we run our own business on and what we teach, so every link on this page shows the Claude version.
Do I need to be technical?
No. None of the ten involves code. Most involve a chat window, a spreadsheet you already have, and a one-time setup that takes between fifteen minutes and an hour. The Claude Ladder pages explain the tools in order.
Which one should I do first?
If you have active listings, item 4. If you are prepping a listing appointment this week, items 1 through 3. If your mornings are chaos, item 5. Do not start with item 10, even though it is the most valuable one.
Is it safe to hand client data to AI?
Treat it like any vendor. Use a paid plan where your data is not used for training, keep the files in your own Drive, and review everything before it goes to a client. Every build on this site is set up so you approve before anything is sent.
