Two things to know before you spend the hour: this build needs a paid Claude plan (Pro at $20 a month is enough), and it runs in the Claude Desktop app, where Cowork and scheduled tasks live. The web version can’t do it.

The install guide

Your listing's whole week, in one report.

Your listings throw off activity everywhere: portal views, showings, agent feedback, market shifts. This system gathers all of it into one report you send your sellers.

The one mental shift

You're not going to make a report each week. You set up a system once, then each week you press go, glance at what it built, and send. Setup is the work. After that, it's maintenance.

Your report is interactive. Several pieces of the finished report are clickable — the portal names open your live listings, and the social posts open on the platform so your seller can reshare them. A couple of setup steps exist specifically to make those links work.

What you'll do, in order. The first time through, go straight: get your tools ready, switch on your data emails, wire up social if you want it, answer a short questionnaire that writes your settings for you, install the skill, build the project, schedule the weekly run, then build and send the report in Claude Design.

Step 1. What you'll need

Get these ready before you build. Every one of them is explained below — nothing is hidden behind a click.

The skill, the project and the connected folder aren't on this list — you'll set those up in the steps ahead.

Step 2. Turn on your data emails

This is the heart of the system. Make sure every number you want in the report shows up in your inbox each week. Do this once per active listing.

The idea in one line: if a platform can email you activity — the numbers in the email, or a link to a report — this system can capture it. That's what makes it work in any market, on any portal.

Your MLS listing activity report

  1. In your MLS, open your listing and find the Listing Activity Report.
  2. Set it to auto-email weekly, every Monday.

Your comparable-activity saved search — name it carefully

  1. Build a saved search with your comp criteria: area, beds, square footage, a price band around your listing.
  2. Set the window to the last 7 days of changes — new, price change, back on market, pending, sold.
  3. Set it to auto-email every Monday.
  4. Name it address-first: 5025 Siesta Comps

Why the name matters. This comp email is one you build, so it doesn't carry the address automatically. Naming it [Address] Comps is how the system knows which listing it belongs to once you run more than one.

Your showing platform

Most agents already get these automatically, and they're your strongest signal.

  1. Confirm that “showing scheduled” and “feedback received” emails are on.
  2. Note which platform you use — you'll enter it in the questionnaire in Step 4, so the system knows what to look for even if you filter those emails out of your inbox. It still finds them in your account.

No showing platform? Still doable. Booking manually means attaching a simple spreadsheet or Word doc of your showings and feedback to your project each week, and the system folds it in. Using a digital lockbox like Supra? Its access notifications are showing evidence too — the system can look for those emails.

The portals

Optional: tidy up all these notifications. Make one Gmail filter that labels every report sender “Seller Reports.” You don't need it — the system finds them regardless. Overwhelmed by the volume? Set the filter to skip the inbox and archive on arrival; the system still finds them.

Step 3. Add social media Optional

This section adds the posts you've made about a seller's home to their report — proof you're actively marketing it.

Skip it if you don't care about showing social content on the report, or you don't want a paid Zapier account. Everything else works without it. If you skip, answer “none” on the social question in Step 4.

Why Zapier, not Claude. Claude can't reliably see your individual social posts. Zapier captures each post into a Google Sheet the moment you publish — the caption and the link — and the system reads that sheet when it builds your report. Set this up before you build your project, so you can drop the sheet link into your settings in the next step.

Build the Zap

  1. Create a Zap: trigger is “new post published” on your social platform, action is “add a row to a Google Sheet.”
  2. One Zap equals one platform. Facebook and Instagram means two Zaps, both pointed at the same sheet.
  3. Make a new sheet for this. Recommended name: Social posts for seller reports project
  4. Map these fields into columns so the system can tell which listing a post is about: Post link, Type, Caption, Timestamp.
  5. Add a Notes column you fill by hand. If the system can't tell which listing a post belongs to, type something like “This is about 123 Banana St” and it files it correctly.
  6. Open the sheet, copy its share link — viewable by your account — and keep it handy for the questionnaire next.

Decide to add social later instead? No problem — add the sheet link to your project instructions whenever you set it up.

Step 4. Your setup questionnaire

Answer these six and the system writes your project instructions for you. You'll paste them in when you build the project in Step 6 — the box there fills itself from these answers, so there's no wording to figure out.

1. What showing system do you use?

For example Aligned Showings, ShowingTime, Showami, BrokerBay.

2. Your Zillow agent profile URL

Used to find your active listings each week. Paste the full link.

3. Any other major search portals to include?

List any extra portals you want in the report, and confirm you receive weekly activity emails from them. Leave blank if none.

4. Are your showings handled manually, with no platform?

5. Digital lockbox access notifications?

6. Your social posts Google Sheet link

From Step 3. Leave blank if you're not using social.

That's everything the system needs. Your filled-in instructions are ready — you'll copy them in Step 6.

Step 5. Install the skill

The skill is the engine that reads your sources, fills the workbook and drafts your emails. It installs once and works everywhere — it isn't part of any single project, so you set it up on its own here, before building the project.

  1. Open the Cowork tab, then Customize in the left sidebar → Skills+.
  2. Upload the seller-report skill file we sent you.
  3. That's it. The skill now appears in your Skills list and is available to your project automatically. You do not add it as a project file later.

Step 6. Build your project

Create the project and paste in the instructions the questionnaire wrote for you. It all happens in one dialog.

  1. Go to Cowork → Projects → + → Start from scratch.
  2. Name it, for example Weekly Seller Reports.
  3. In Instructions, paste the block below — it filled in from your Step 4 answers.
  4. In Add files, drop in the workbook (download it here if you don’t have it yet). Just the workbook: the skill is already installed, and the report template lives in Claude Design.
  5. Leave the project location at its default and click Create.

EVERY TUESDAY
1. Find my active listings from my Zillow profile; confirm them against the workbook.
2. For each listing, gather this past week: the MLS listing activity report, my
   "[Address] Comps" saved search, showing and feedback emails, Zillow,
   Realtor.com, Homes.com, Redfin (open the public page in Chrome), and any
   extra portals above.
3. If a social sheet is set, read it and match posts to listings.
4. Write it all into the workbook: one Listing ID per property, this week's dated
   rows, stamped with the week-ending date.
5. Draft one seller email per listing in Gmail. Leave every draft unsent.

RULES
- Never send email. Draft only.
- Never invent a number. If a source is missing, write "not reported this week."
- Keep every file in this project's folder.

About the project folder: your workbook and the reports Claude builds live in the project's folder — that's its memory between weeks. Keep it local.

Step 7. Schedule it and run the weekly gather

This runs every week and fills your workbook. Set it once.

Run day: Tuesday. Realtor.com and your MLS reports land Monday, so by Tuesday morning every email from the week has arrived — and Mondays are chaos. Tuesday gives you complete data and a calmer start.

Open your project, start a new task, type the prompt below and send. Claude turns it into a saved recurring task.

When to set the time. Pick a time you'll have the computer on with the app open — right after you turn your computer on is a good default. If this runs on a dedicated machine that's always on, schedule it for the middle of the night so it's waiting for you.

How scheduled tasks really run. They only run while your computer is awake and the Claude Desktop app is open. If the machine is asleep at run time, Cowork runs it the next time you wake it or open the app, and tells you — so a missed Tuesday isn't a lost week.

What the run does on its own

  1. Finds your active listings from your Zillow profile and confirms them against the workbook.
  2. Reads your emails per listing, opens report links in Chrome, checks Redfin automatically.
  3. If you set up social, reads your Zapier sheet and matches posts to listings.
  4. Fills the workbook, one Listing ID per property, with this week's dated rows.
  5. Drafts the seller email in Gmail, unsent.

Your workbook now holds this week's data — the input for the last step. Don't open Claude Design until the gather has finished, and if you use social, until your posts are in the sheet.

Step 8. Build and send the report in Claude Design

The last step, and the first time you open Claude Design. It needs the filled workbook from Step 7 in hand — plus your social posts, if you use them. Your Claude Design system must already exist; if it doesn't, stop and build that first. There's nowhere for the report to render without it.

Build the report

  1. Open your Claude Design project and create a new prototype, set to high fidelity.
  2. Upload three things: the report template (an .html file — download it and upload it as-is), the completed workbook with this week's data, and at least one hero photo of the listing. The report needs a real photo of the home to build.
  3. Claude Design builds the branded report from your data on the template.
  4. The first time, tweak it to taste — spacing, emphasis, photo crops — and lock the look you want. After that, weeks stay consistent.

Send it

  1. Download the PDF into your project folder.
  2. Open the draft Claude left in Gmail in Step 7, attach the PDF, read it over, and send.

The handful of things only you do. Attaching the PDF is manual — Claude can draft but can't attach a file, which also means your client never gets a report you didn't see first. Keep the app open, or start the task yourself, for the Tuesday run. Keep your files in the project folder. Everything else runs for you.

From here on: the Tuesday gather fills the workbook and drafts the email, you build the report in Claude Design, then attach and send. A few minutes, every week.

One PDF per listing, in your brand, built from the week's real numbers. Here's the first page of a sample — the figures and the property are invented.

  • The numbers band. Showings, open-house groups, online views by portal, saves and favorites — each one sourced, none of them guessed.
  • The honest read. What the market accepted and what it pushed back on, in language your seller can repeat to their spouse.

In the first six days, 61 groups came through three open houses and two written offers landed at $765,000. We countered; both buyers moved on. In the eleven weeks since: 13 more open houses, 82 more groups, 21 more showings, and no offers — even after the price dropped below what those buyers put in writing.

Before you spend the hour.

Do I need a paid Claude plan?

Yes. Pro at $20 a month is enough to start. Scheduled Cowork tasks use more of your allowance than plain chat, so if you're running several listings at once you may want Max later.

What if my showings aren't on a showing platform?

Attach a simple spreadsheet or Word doc of that week's showings and feedback to the project, and the system folds it in. Digital lockbox access notifications, like Supra, count as showing evidence too.

Does Claude email the report to my seller?

No. It drafts the email in Gmail and leaves it unsent. You attach the PDF, read it, and send — so your seller never gets a report you haven't seen.

What if my computer is asleep on Tuesday morning?

Scheduled tasks only run while your computer is awake and the Claude Desktop app is open. If the machine was asleep, Cowork runs the task the next time you open the app and tells you. A missed Tuesday isn't a lost week.
