Write the listing system down so your assistant can run it

Sep 9, 2026Watch on Instagram

Stephanie Dahlquist does not wait for someone else to build her marketing. This week she sat down with Claude and built a real listing system. Every active listing gets its own posting schedule, a feature post, a lifestyle post, a call to action, video reshares, price change updates and open house promos, all written down so her assistant can run it without being handed a task every morning. That is the difference between doing the work and owning the system. Her clients get the benefit every time a listing launches.

One listing, forty pieces of content

May 31, 2026Watch on Instagram

One listing. Forty pieces of content. That is the Listing Leverage System. Most agents post a Zillow link and call it marketing. The agents getting referrals from listings use that one property to write a neighborhood blog post, create five social captions, draft a seller-facing weekly report, build a landing page, send a database email, generate three Reels scripts, and thirty more assets. All from one address, all with AI. This is not extra work. It is the same work done smarter and distributed wider. If you have a listing right now, start there.

Ask ChatGPT who the best agent in your city is

Sep 9, 2026Watch on Instagram

Ask ChatGPT who the best real estate agent in your city is. If your name is not in that answer, you are invisible to a fast-growing referral source. 91% of agents are nowhere in AI search, and clients are already asking. Jason Pantana broke down why. AI cites blogs, two thirds of its citations come from content published in the last 12 months, and a click from a citation converts 23 times better than an organic click. Write one hyperlocal blog post this week with a summary up top, an FAQ section, one table and your name as the expert.

Nobody is searching for you, they are searching I need to sell

Sep 3, 2026Watch on Instagram

Nobody is searching for you. They are searching I need to sell my house. Search moved. People used to type keywords and scroll blue links. Now they ask a question and get one answer, and if your page is not the thing that answers it, you do not show up at all. One client had a gorgeous listing video with no price, beds, baths, square footage, lot size or year built. Pretty is not findable. Run the Citation Test. Could an AI quote your page to answer a buyer's question? Add the six facts and one line that answers a question somebody would actually type.

Are AI blogs slop or a digital foundation

Jun 22, 2026Watch on Instagram

Are AI blogs just AI slop? Or do they help lay a digital foundation so buyers and sellers in your area can find you? That is the question Mike Renick and I dug into on this episode of Take It and Run. Mike has built real AI processes around blogging and wants to share them with agents who want to learn, and the answer comes down to the process behind the post, not the tool that typed it. Watch the full episode on YouTube or listen wherever you get your podcasts.

One honest home tour pulled 110 comments

Sep 8, 2026Watch on Instagram

Sol in Orlando is doing the work and it is showing. This week he put a home tour up on Instagram, and that one post pulled around 110 comments, with roughly 55 people asking for more information on the property. That is what happens when an agent gets in the home, shows it honestly and makes it easy for someone to raise their hand. He gets a little sharper every single week. You do not need a production crew for this. You need to be in the house with your phone and a clear ask.

Four YouTube videos a week took her from 511 to 800 subscribers

Sep 6, 2026Watch on Instagram

One of our coaching clients decided to get serious about YouTube. Four videos a week, and she actually did it. Last Thursday her channel sat at 511 subscribers. Five days later, 800. Almost a hundred new people a day choosing to follow a real estate agent who shows up on camera and helps. The same week she finished her brand new listing presentation and sent it to the printer. The people who find her online already trust her before they ever pick up the phone, and that changes every conversation after.

Home tours were her best content and she refused to do them

Aug 12, 2026Watch on Instagram

She refused to do home tours. Six weeks of data later, home tours were her best-performing content. Every client who has fought me on video says the same thing first. Then we look at the numbers, and it is night and day on views and reach. Every single time. Your resistance is not strategy. It is just resistance. Film the walkthrough. Post it raw. Done is better than perfect, and the numbers will make the argument for you better than I ever could in a coaching call.

You already made content today, you just didn't keep it

Aug 13, 2026Watch on Instagram

You already made content today. You just did not keep it. The buyer consult where you explained escrow perfectly. The listing appointment where you nailed the pricing objection. The 2pm call where you said the smartest thing you have said all week. All of it evaporated the second you hung up. That is not a content problem. That is a capture problem. Now the best lines from my calls become quote cards and get scheduled in the same window. You have a year of content sitting in calls you already had.

Eight posts scheduled without leaving Claude

Aug 11, 2026Watch on Instagram

Eight posts scheduled and I never left Claude. Here is the step-by-step. Step one, make the post. Nothing to download. Step two, type one sentence, schedule this to Instagram, Facebook and TikTok. Step three, read what it wrote back and change what you do not like. Step four, watch it land on the calendar. That is it. One setup. Blotato is a paid tool, Starter plan at $29 a month, and I would rather tell you that up front. If posting is the step that always stalls, this removes it.

If you had to download it, you left the window

Aug 9, 2026Watch on Instagram

You did not run out of content ideas. You ran out of patience. Download, resize, copy, paste, fix, repeat. That errand is why your content never ships. Here is the rule I use now. If you had to download it, upload it, or copy and paste it, you left the window. Last week I scheduled 8 posts and never left Claude. The tool that makes it possible is Blotato, and it is a paid tool. The Starter plan runs $29 a month. I would rather you hear that from me than find out at checkout.

Build content to be kept, not just seen

Jun 5, 2026Watch on Instagram

Your content is not getting ignored because you are not posting enough. It is getting ignored because it is not built to be kept. Before anything goes out, I run a six-part test that separates a post that disappears from a post that gets saved. Run it on your next batch day. If a post would not survive the test, it is not ready, no matter how good it looks. Make the thing worth saving and the reach takes care of itself, because saved content keeps working long after the day you posted it.

Your follower count is lying to you

May 30, 2026Watch on Instagram

Your follower count is lying to you. Followers feel like progress and hashtags feel like reach, but neither one ever signed a listing agreement. The metric that actually predicts business is saves and shares. A save means I will need this later. A share means someone I know needs to see this. That is a conversation starting, and conversations are where deals live. Stop checking your follower count. Start checking what is getting saved, and build your next post around whatever that turns out to be.

Post less and mean it more

May 29, 2026Watch on Instagram

Posting every day might be keeping you stuck. Not because consistency is bad, but because you are being consistent at the wrong thing. Most agents are producing more and getting less. More posts, more platforms, more pressure, and a feed full of content nobody saves. Here is the shift from this week's episode with Katie Day. The goal was never more. It is focused. One clear audience. One thing you are known for. Content people actually want to keep. Pull back this week. Post less. Mean it more.
