Use Kristi’s invite first. If it’s full, use Merrill’s.
Each of us can only give out a few invites at a time, so we share two links. Open one on your phone to join.
Pick one this week.
Not set up yet? Do Start Here first. It takes ten minutes, and the house rules keep every prompt below safe.
Inbox: find what matters, draft the replies
Lender updates, title emails, portal alerts. Instinct reads it all and tells you what actually needs you.
Text InstinctWhat came in since 6 AM that actually needs me today? Skip newsletters and portal alerts.Text InstinctDraft replies to the three most urgent ones in my voice. Show me each one before it sends.Text InstinctFind the last email from the title company about [address] and tell me what they’re waiting on from us.Read more
Instinct also has its own email address. Forward it a long thread and text “What do they need from me?” Make sure your house rules from Start Here are in place first, so nothing goes out without your OK.
Calendar: one text, booked
Dates go on your calendar, and your partner’s, with one text.
Text InstinctPut a listing appointment on my calendar Thursday at 2 PM at [address], invite [partner’s email], and block 30 minutes before it for prep.Text InstinctFind two 90-minute windows next week for buyer showings. Don’t move any of my standing appointments.Text InstinctI’m running 15 minutes late. What does that push back? Draft a heads-up to my 3:30.Text InstinctEvery Sunday at 6 PM, text me my week: appointments, closings and anything double-booked.Read more
The Sunday text is a standing request: you ask once and it keeps coming. Check that it shows up the first couple of weeks. If it misses, tell Instinct and it will fix the timing.
Deadlines that nag you until they’re done
Instinct keeps following up until you tell it a task is handled. That’s the feature.
Text InstinctContract on [address] accepted today. Inspection period ends [date], appraisal [date], loan approval [date], closing [date]. Remind me 2 days before each one and keep asking until I tell you it’s handled.Text InstinctRemind me to call [name] back at 4 and don’t let me off the hook.Text InstinctWhat deadlines do I have in the next 10 days across all my deals?Read more
Think of this as the nudge on your phone, not your system of record. Keep your contract dates in your transaction software or with your TC. The last prompt only knows the deals you’ve told it about or that are on your calendar.
On the run: photos, voice notes, quick answers
Between showings, in the car, at a coffee shop. This is where texting beats every other AI app.
Text Instinct[Photo of a business card] Add this person to my Google contacts and draft a nice-to-meet-you email. Show me first.Text Instinct[Voice note after a showing] Turn this into feedback for the listing agent and a follow-up text to my buyers.Text Instinct[Photo of a For Sale sign] What’s this home listed for, how long has it been on the market, and when did it last sell?Text InstinctI just drove past [past client]’s street. What sold near them in the last 60 days? Draft a short note I can send them.Read more
Voice notes beat typing in the car. Public listing details come from the portals, so check the MLS before you quote a number to a client.
Home-value talking points
Three websites, three different numbers. That spread starts a great conversation.
Text InstinctWhat do Zillow, Redfin and Homes.com each say [address] is worth today? Give me each number with its date and the spread between them.Text InstinctPut that and the sale history on one page I can bring to my listing appointment. Add a line that online estimates are not appraisals.Read more
This was Kristi’s first win with Instinct. Want to do it for your whole past-client list, five at a time, with a branded card and an email for each? That’s ZMA by Text.
Listing launch
Walk the house, talk, and let Instinct build the launch. Then it keeps checking on it.
Text Instinct[Voice note walking the house] Turn this into a features sheet, three versions of the listing description (classic, lifestyle and short) and a dated launch checklist for going live on [date]. Put the checklist dates on my calendar.Text InstinctListing at [address] goes live Thursday. On Friday morning, check that the photos and price look right on Zillow and Redfin and text me what you find.Text InstinctEvery Monday until [address] is under contract, text me the showing count and feedback from my showing emails, and remind me to update my sellers.Read more
Describe the home, not who should live there. That keeps your descriptions fair-housing safe. The Monday showing count only works if your showing service emails you feedback. For the full weekly seller update, see the Weekly Seller Report build.
Open house follow-up
Snap the sign-in sheet before you pack up. Your follow-ups are drafted before you’re back at the car.
Text Instinct[Photo of the sign-in sheet] Type these up into a Google Sheet, then draft a friendly follow-up email for each person. Nobody gets anything until I approve it.Text Instinct[Voice note] The couple in the blue Tahoe are relocating from Denver, need four bedrooms by spring and aren’t working with an agent. Match them to the sign-in sheet and write their follow-up.Text InstinctIn 3 days, tell me who replied and draft a second note for everyone who didn’t.Read more
A quick voice note about each visitor right after they leave makes every follow-up personal. Only follow up with people who signed in, and honor anyone who asked not to be contacted.
Content from the field
The best posts happen out in the field. Instinct turns them into posts while you’re still there.
Text Instinct[Photo of the sold sign] Make this a just-sold post in my brand. Caption under 80 words, no client names and no house number.Text InstinctOn the 1st of every month, look up [city]’s median price and days on market on Redfin, compare them to last month, and text me one sentence I can say on camera.Text InstinctGive me five post ideas for this week from what’s happening in [city] real estate news. Captions under 120 words.Read more
You still post it yourself. For the full monthly report with eight branded pieces from your MLS export, use the Market Update AI Agent in Claude.
Client-ready pages
Instinct makes shareable web pages. A link is easier to text than a PDF.
Text InstinctSaturday tour for my buyers: [5 addresses], starting at 10 AM. Make a shareable page with the best route, times, a photo and the key facts for each home, and space for their notes. Leave their names off it.Text InstinctMake a private page comparing our offer on [address] with the two homes they lost: price, concessions, inspection terms and closing date.Text InstinctMake a “first week in [city]” page for relocating buyers: utilities, trash day, DMV, schools, and my favorite coffee, tacos and parks.Read more
Text your clients the link the night before. Keep anything with offer terms private. Kristi’s own Instinct guide started out as one of these pages.
Vendors and errands
The calls and quotes that eat your afternoon.
Text InstinctFind three licensed roofers near [city] who can inspect before Friday. Give me ratings, phone numbers and the one to call first.Text InstinctFind a house cleaner who can do a move-out clean at [address] next Tuesday. Get me at least two prices.Text Instinct[Photo of the inspection summary] List the repair items and who’d fix each one: roofer, plumber, electrician or handyman.Read more
Instinct is rolling out phone calls on your behalf to some accounts. If yours has them, ask it to call for quotes. Either way, it shouldn’t book or pay for anything without your OK. Your house rules cover that.
Fast is great. Careful is the job.
- Read and approve anything that goes out under your name. Instinct drafts, you send.
- Online estimates are automated, not appraisals. Say so on every graphic.
- No client names, addresses or private details in public posts.
- Check fair housing rules and your brokerage policies before you publish anything.
- Turn off model training in your Instinct settings, and tell it your house rules once (Start Here, step 4).
Instinct is a new product in an invite-only beta, and it can make mistakes. Check anything important before you rely on it.
Quick answers.
Which one should I start with?
The inbox. Text “What needs me today?” every morning for a week. Once that’s a habit, add the calendar and deadline prompts.
What do the brackets mean?
Fill them in with your own details before you send: an address, a date, a name. Text in brackets that describes a photo or voice note means attach one.
Will it send things without asking?
Not if you’ve sent your house rules from Start Here. Every prompt on this page asks to see drafts first, but the house rule covers anything you forget.
