Use Kristi’s invite first. If it’s full, use Merrill’s.
Each of us can only give out a few invites at a time, so we share two links. Open one on your phone to join.
Two things, then you’re ready.
Instinct, set up
With Google connected, training off, your house rules sent and your brand saved. That’s Start Here, about ten minutes.
Your past clients in a Google Sheet
Name, address and email for each client. Don’t have one? Export your past clients from your CRM to Google Sheets.
Want to run hundreds at once from your computer? The original ZMA build does that in Claude.
Copy, paste, review, send.
Already know the drill? Just copy the prompts. Open Read more on any step for the why.
Hand Instinct your list
Tell it which sheet holds your past clients. It makes a working copy and sets it up.
Text InstinctMy past-client list is the Google Sheet called [sheet name] in my Drive. Make a copy called ZMA Working and get it ready for a home-value campaign. Add columns for Zillow, Redfin, Homes.com, Date checked, Spread, Status and Notes. Move anyone missing a full street address or an email to a tab called Needs Info. Tell me how many clients are ready.Read more
Instinct works on a copy, so your original list stays untouched. Every client needs a full street address (street, city, state and zip) and an email. Anyone missing one goes to Needs Info instead of being dropped, so you can fix them later.
Run the next 5
Instinct looks up three estimates for each client and writes them into the sheet.
Text InstinctRun the next 5 for ZMA. For each client, look up their home on Zillow, Redfin and Homes.com, write each estimate and today’s date into ZMA Working, and fill in the spread. If a site blocks you or the home doesn’t match the address, leave that number blank and say why in Notes. Text me when all 5 are done.Read more
Why five? Five is small enough to review in two minutes and keep every email personal. After the first run you can just text “Run the next 5 for ZMA.” Instinct remembers what that means.
Sometimes a site blocks the lookup. Kristi saw it on her first try. A blank with a note is fine. It’s better than a guess.
Review the numbers
The one step you never skip. Look at the three numbers and ask whether they make sense for that home.
Text InstinctShow me the 5 with all three numbers side by side. Flag anything that looks off: one estimate way out of line with the other two, a condo or unit with no estimate, or an address that didn’t match. Then reply with your callApproved: [names]. Drop [name]. Fix [name]’s address to [address] and look it up again.Read more
With only three sources, nothing removes outliers automatically. Your eyes are the safety net. You’re catching three things: a number that’s way off because of a bad record, a condo or unit with no estimate, and an address that didn’t match, usually a typo in your CRM.
Make the cards
One branded card per client, sized to drop into an email or a text. It uses the brand you saved in Start Here.
Text InstinctMake a 1080×1080 home-value card for each approved client, using my saved brand. Top: a small “PREPARED FOR” label, their name large, then their address. My logo in a top corner. [If your brokerage requires it: my brokerage logo beside it at equal size.] The hook in large italic serif: “Three websites just valued your home. Not one of them has been inside it.” The three estimates as big colored numbers with a small label above each: Zillow in blue, Redfin in red, Homes.com in green. Match the feel of each brand, but don’t use their logos. Footer: my headshot, name, phone, website, the Equal Housing Opportunity mark and my brokerage line. No call to action on the card. Use a darkened neighborhood photo or my brand color as the background, and mix it up across the batch. Send me the cards to check.Read more
The card shows, your email tells. There’s no call to action on the card on purpose. It catches their eye, and your words make the offer.
- Background: a neighborhood shot, your team branding or your brand color. Use a photo of the actual home only if you own it: one you took, or your own listing photo from when you sold it.
- Never use a photo from another agent’s listing.
Send the emails
Instinct drafts a personal email for each client with their card attached. You read every one and say send.
Text InstinctDraft an email from my Gmail to each approved client with their card attached. Use their first name. If I wrote something personal in their Notes, add one line about it. Keep the rest of this message as written. Show me every draft and wait for me to say send. Subject: Three websites, three numbers for your home I was thinking about your place today and got curious what the internet says it’s worth, so I looked it up. Zillow, Redfin and Homes.com each gave me a different number. Your card is attached. Three sites, three answers, and not one of them has ever set foot inside your home. If you’ve ever wondered what it’s actually worth, I’d be glad to put together a real valuation for you. No pressure, no obligation, just an honest number from someone who knows your market. Want me to run it for you? After they go outMark those clients Sent in ZMA Working. In 3 days, tell me who replied and remind me to call anyone who said yes.Read more
Don’t push. “Want me to run it for you?” is an easy yes or no, and any answer starts a conversation. It reads the same whether the three numbers are far apart or nearly identical.
Prefer to text? Ask Instinct for each client’s card and message, then send them from your own phone.
Fast is great. Careful is the job.
- Read and approve anything that goes out under your name. Instinct drafts, you send.
- Online estimates are automated, not appraisals. Say so on every graphic.
- No client names, addresses or private details in public posts.
- Check fair housing rules and your brokerage policies before you publish anything.
- Turn off model training in your Instinct settings, and tell it your house rules once (Start Here, step 4).
Instinct is a new product in an invite-only beta, and it can make mistakes. Check anything important before you rely on it.
Before you send the first five.
Why send an online estimate if we all know they’re wrong?
Because your clients already look them up. The point isn’t the number. Three sites disagree, none of them has been inside the home, and you’re the person who can give a real answer.
I don’t have my past clients in a Google Sheet.
Export your past clients from your CRM to Google Sheets with name, address and email, then start at step 1.
How is this different from the original ZMA build?
The original runs in Claude on your computer and works through a big list in long sessions. This version runs from your phone, five clients at a time, and uses email because your list already has it. Same idea, same message.
What if a client asks why I looked up their home?
Tell them the truth: you were curious what the internet thinks it’s worth, and the sites couldn’t agree. That’s the whole conversation.
How often should I run a batch?
Whenever you have ten minutes. Five a week works through a 200-person past-client list in under a year, and it’s a fresh reason to reach out every time.
Keep going.
