Use Kristi’s invite first. If it’s full, use Merrill’s.
Each of us can only give out a few invites at a time, so we share two links. Open one on your phone to join.
Three pages. Take them in order.
Set it up once, then pick one way to use it this week. Most agents start feeling it on day one.
Five steps from your phone: get in, connect Google, turn off training, send your house rules and teach it your brand.
Set it up →Inbox, calendar, deadlines, open houses, listing launches and more. Every one comes with prompts you can copy.
Read the list →Five past clients at a time: three online estimates, a branded card and a personal email you approve. From a Google Sheet.
Run it →What it already does in our business.
Written by Kristi from her own use in October 2026.
- Marketing graphics from live numbersI asked what Zillow, Redfin and Homes.com each say my own home is worth. Instinct pulled the estimates with their dates, flagged the one site that blocked it, and made an Instagram graphic with my headshot and logo. I got it by email.
- Class and coaching prepFor a three-part CRM class, I asked for a lesson outline, a one-page handout and the posts for my class group. When I said my agents also use Sierra Interactive, Wise Agent and BoldTrail, it updated the handout.
- Questions about my team’s dataI ask things like how many deals each agent has closed. Instinct reads the tools I’ve connected and tells me when the data is thin instead of guessing. Blank is not the same as zero.
- Calendar and remindersDates go on my calendar, and on my partner’s, with one text. I ask for reminders and it follows up until I say it’s done.
Use the one that fits the moment.
At your desk: Claude or ChatGPT
Big files, MLS exports, skills, designed listing pieces and anything you run in batches of 50. Every build in the Take it and Run – AI library lives here.
On the go: Instinct
One text between showings. Photos, voice notes, reminders that keep nagging, drafts waiting for your OK. It texts you first when something is due.
Two more we’re testing on our own phones.
Morning Briefing by Text: what needs you today, texted at 7 AM. Accountability Coach by Text: Instinct asks for your numbers every Friday and tells you how you’re tracking against your business plan. They go up here once they’ve run two clean weeks.
Fast is great. Careful is the job.
- Read and approve anything that goes out under your name. Instinct drafts, you send.
- Online estimates are automated, not appraisals. Say so on every graphic.
- No client names, addresses or private details in public posts.
- Check fair housing rules and your brokerage policies before you publish anything.
- Turn off model training in your Instinct settings, and tell it your house rules once (Start Here, step 4).
Instinct is a new product in an invite-only beta, and it can make mistakes. Check anything important before you rely on it.
Before you text it anything.
What is Instinct?
An AI assistant you text. Once you connect your Google account, it can read your email, calendar and Drive, research the web, make graphics, documents and shareable pages, and draft messages for you to approve. It can also text you first when something is due.
Is it really free?
Right now, yes. Instinct is free during its invite-only beta. It hasn’t said how long that lasts, so we’ll update this page if it changes.
Why are there two invite links?
Each Instinct member can only give out a few invites at a time, and ours run out. Kristi’s link comes first. If it’s full, Merrill’s usually still has room.
Does it replace Claude or ChatGPT?
No. Claude or ChatGPT is your desk: big files, MLS exports, skills and designed pieces. Instinct is your pocket: one text between showings, and it keeps following up with you. Every build in our library still runs where it does today.
Does it work with Outlook?
Instinct connects to Google: Gmail, Google Calendar and Google Drive. We haven’t seen a Microsoft 365 connection yet. If your business email is Outlook, you can still forward emails to Instinct or text it what you need.
Can it read my CRM?
It depends on your CRM, and the list is changing fast. Ask Instinct what it can connect to. If your CRM exports to Google Sheets or emails you updates, Instinct can work from those today.
Is it safe to connect my work email?
It’s a new product in beta, so set it up carefully. Turn off model training in your settings, tell it to show you every draft before anything goes out, and keep client details out of anything public. If your brokerage has an AI policy, check it first. Start Here walks you through all of it in ten minutes.
