Most Agents Skip This MLS Button. Claude Turns It Into a Market Update

A lot fewer agents than I expected know you can export an MLS search to a spreadsheet. Export it, hand the file to Claude (or ChatGPT, or almost any AI), and it will build your market update, your social graphics, and the market story for your next listing appointment. In this episode I export a year of listings in one zip code live, give Claude one prompt, and show what it made.

Recorded live on October 28, 2026. Unscripted, so the transcript below is lightly cleaned up, not rewritten. Watch on YouTube.

What I covered

The short version.

  • Almost every MLS exports. I coach agents all over the country and have not found one that will not. Some cap it (Denver limits most agents to 500 records at a time), and even that is plenty.
  • Look for the three dots. On your results screen, open the extra options next to share, email or print, choose export, and export all fields.
  • One prompt is enough. I gave Claude 1,149 listings from 85298 and asked for social graphics using my design system. It found the story on its own.
  • Two exports for every listing appointment. Your six to eight high-fidelity comps become a custom CMA. A wider set of 300 to 400 similar homes tells you what the market is actually doing.
  • Market update ideas are endless. Pools vs no pools, golf course vs not, north vs south side of the street, single story vs two story. Anything in the export, AI can break down.
  • Two tips while you wait. The effort setting trades speed for usage (I run medium most of the time), and you can run several Claude conversations at once. The pulsing gray dot means it is still working.

I'd like to say every day, but lately it has hasn't even been close to every day. But I go live many mornings and I share a fun little quick five minutes AI win for real estate agents. And this week I have discovered that not nearly as many real estate agents as I thought knew that you can export your MLS searches into a CSV file and then you can get AI to help you do all kinds of things with it. It's incredibly valuable. If you have not yet learned how to export records out of your MLS, this is really critical. I coach agents all over the country and I have not yet found an MLS that does not allow you to export. So I believe that this is for the most part a universal feature.

There are perhaps a couple MLS's that don't do it. And then I know what's more common is MLS's that will limit the size, how many records you can export at a time. I know, for example, the Denver MLS, unless you're paying for a more premium subscription or something like that, limits you to only being able to export 500 records at a time. Even still, there's a lot of really cool, valuable things that you can do with that. So, I'm going to jump into a screen share with y'all and just show you show you a couple of things examples of why I think that this would be valuable to you. So hopefully, all right, I think I shared my whole Chrome tab. There we go.

So I've got my MLS open right here. And just for the example, I'm looking at all active, pending, closed, coming soon, canceled, and expired listings for the past year, single family homes in 85298, which is a zip code. You can see there's 1,149 results. Now again, I know you many of you work in different MLS systems, so your MLS search doesn't look exactly like this. But if you are, if your MLS is provided to you by Flex, it might actually look exactly like this. But somewhere once you get to your results screen where you can view the individual listings or where you can share or email or print them, there's usually like a three dots thing where there's additional options and you're going to be looking for an option to export them.

Some of your MLS's when you get to the screen of deciding which fields you want to export. I recommend exporting all fields. Like just export as much as what it will allow you to export as possible and click export. As soon as you do that, it should download into your downloads history folder. Okay. Now, what I have done is I've come into Claude. I have given it the export from my MLS and I just said use my design system to make several fun social media graphics, maybe a carousel post and a stagnant image that can be shared to social media. Use my design system. Okay? And I'm doing that I'm doing that live mainly because I wanted you all to see exactly how fast and easy it is.

So AI, of course I'm using Claude but you could use ChatGPT or as far as I'm aware, pretty much any of the LLMs for this for this particular workflow. It is able to understand and read and analyze everything that is inside of that MLS export significantly faster than a human can. Right? It's a matter of, you know, a couple of formulas that it's able to write and extrapolate and calculate medians and averages and ranges and outliers and just all sorts of stuff that it can do. Sometimes I will take the MLS data, upload it to Claude and say, "What's interesting about this?" Now, in this example, I'm comparing different neighborhoods from 85298. You know so but that's just sort of a fun use case that I wanted to show you all but there are a ton of other probably a little bit more practical use cases so a if you wanted to do some sort of market update you could now have Claude analyze any specific search you wanted to you want you want to compare homes with pools to homes without pools homes on golf courses to homes not on golf courses homes on the north side of the street versus homes on the south side of the street single story versus twotory like anything that is in that MLS export, Claude can unpack it for you or any AI can just upload it to it and say, "Help me analyze this.

Help me understand this." But here's where it gets even more valuable. Where it gets even more valuable is on listing appointments. When I go on a listing presentation, I go into the MLS and I export two different searches. First one I export is my actual comps. My I call them my highfidelity comps. The six or seven or eight homes that I really want to talk to that homeowner about. These are the very recent solds or the model matches or the homes that are very similar. And I upload those to Claude and have it make me a custom CMA. I now do custom CMAs on every listing appointment. But that's not actually the fun part. The fun part is that I also go into the MLS and I export a larger data set.

Not just the six comps that I want to talk to the seller about on the listing appointment, but how about the three or 400 homes in the in the surrounding area that are, you know, statistically somewhat similar lot size, similar year built, but not comps, right? The wider range. And I upload that to Claude as well. And I tell it, hey, these are my high fidelity comps. This is more like what's the market doing? Okay. And I give both to Claude and I ask it to help me analyze what is the what is the market trend, you know, year-over-year. What have home prices in this area done? Are homes like this selling faster or slower? You know, are they taking longer or are they going quicker?

So, at this point, I'm kind of stalling because I am waiting on Claude to finish up our social media graphic after I finished telling you guys how incredibly fast and awesome Claude is at doing it. Of course, it decided to take its time. Maybe I should have turned its media its effort up. Actually, that's a fun little fun little tip or trick that I can show you all real quick actually. While we continue to wait while we continue to wait on Claude to finish up. So but as you can see it's it's analyzing our market it analyzed our market gra data and now it's in the process of making our graphics and using our design system. But the thing I wanted to show you is down here where it says Opus 5.5.

And I actually don't know I just I had it on medium because that's the default. That's where that's typically where I put my AI when I'm performing most tasks. But I just turned it up to extra to see if that will get it to go a little bit faster. Not sure what it does when you try to switch it on effort level in the middle of a task if it if it switches or if it if it waits until the current task is done and then upgrades to extra when it gets to the next task. So but if you're ever wanting something done faster or something, you can come in here and you can adjust your effort level. Just know that it uses your tokens faster. And again, I'm not positive whether it actually is going to speed it into max or extra in the middle of this task, but for most tasks, I use the medium effort and it and it works just fine for me.

Another thing that we can talk about since we're still waiting on Claude to finish this up is the different models. So, right now we are on Opus 5.5. It looks like it's not going to let me switch in the middle of that task. So, let's go to a new conversation. That's another fun little tip. By the way, you can switch between conversations in Claude and it doesn't really doesn't really hurt you. So you as you as you can see, I can come in into a new conversation. And that one I well I believe that one continues to work. When you're on Claude Cowork, the desktop application, it for sure continues to work. I'm a little less positive if it continues to work when you're on claude.ai.

So with that in mind, maybe let me let me oh, it's almost done. But let me stop my share real quick and instead I'm going to take you over to my regular Claude desktop application. I just thought maybe while we were waiting on it would be easier to All right, we're gonna choose a specific window. Okay, so while we continue to wait on Claude to finish up with that design, I was showing it in my the browser version just so that it would be easier to switch between tabs and windows. But usually when I work in Claude for real, I use the Claude desktop application. Anyway, the thing that I wanted to show you is that you can have multiple conversations going at the same time.

So, I can I can come into this chat and I can say how tall is the Empire State Building, right? And I can put that in there. And then I can go to a new chat right away and say how tall is the Burj Khalifa. I mean, these are sort of lame examples. And you'll notice how there's like kind of these gray dots. Do you see that? That means that you've got Claude working at the same time in all three of these separate conversations. So and then once it's done working, it know that little gray dot goes away. And that's how you kind of know or when it's done with its answer. So now you notice that gray dot is gone. If I click on this one, now that gray dot is gone, right?

So, it just means that it's still working when that gray dot is kind of pulsing at you. Okay. Let's see if our Claude design is done. And it is. So, let me let me stop my screen share to Claude and let's switch our screen share back to my Chrome window so that I can show you what it made for us. Check this out. And hopefully I can zoom in on this a little bit better so that you can see these. But it actually made quite a few really interesting things. So it said buyer market or sellers market and a month supply of inventory for one of the neighborhoods was three months supply of inventory for another neighbor. Oh, I see it broke it down by price range.

Okay. So it decided now again I could I could have told it what I wanted to see you know categorically in my market update but it just went in analyzed the data found what it thought was interesting and made this for me. Right. And notice by using my design system, it's already got all the appropriate logos and graphics and things on it. So homes under 750,000, we're looking at a three-month supply of inventory. Homes over 750,000, we're looking at a fivemon supply of inventory. 55% of the homes that are on the market already had to do a price reduction. And we've seen 88 listings cancel or expire. For every two homes that sold, one came off the market without a sell.

And that is the carousel post that it decided to make. It also made some single image posts that I could post onto social media if I wanted to. I think that is the majority of what it made in this instance. So again, I did all my total work was exporting from the MLS and giving it that prompt. And then from there, it went in and made all of those graphics for me. Obviously, I could I could go in any direction with that I want. So, if I were to say, well, I would really rather have a you know, a reel or I would rather have a stagnant image and I want you to compare these two neighborhoods or I want to look at homes on the golf course versus homes not on the golf course.

Whatever it is that I want, I can ask Claude to analyze it. So try that out today. Go into your MLS, export your MLS data and see if you're able to give that to Claude and see what kind of helpful information you can get out of it and how it can help you prepare for your listing appointments.
