Toilet Seat Up in the Listing Photo? Gemini Fixes It in One Sentence

Clutter on the counter, toilet seat up, a cord hanging off the toaster. Every agent has a listing photo they wish they could fix a little. Hand the photo to Gemini and ask for the fix in one plain sentence, then follow your MLS rules on disclosing the edit.

Recorded live on September 22, 2026. Unscripted, so the transcript below is lightly cleaned up, not rewritten. Watch on YouTube.

What I covered

The short version.

  • One sentence. “Can you regenerate this image without all the clutter? Don’t change anything else in the photo.” That was the whole prompt for a tenant-occupied kitchen.
  • Not virtual staging. Staging gets complicated fast. This is the small stuff: one photo, one thing you wish were not there.
  • Compliance first. Follow your MLS rules on AI edits. In Arizona, ARMLS requires a visible indicator that a photo has been enhanced. Disclose it.
  • You may already pay for it. If your email looks like Gmail but ends in your own domain, you are on Google Workspace, and it includes Gemini Pro.

For what I'm working on or how I'm using AI today and it's very specifically for real estate agents. So, if you're a agent and just looking to get smarter at how you're using AI in a quick little 5-minute show every day, then this is for you. This one might be a little more on the basic side, but I've shown this to a few coaching clients who genuinely had no idea that this could be done. So, I'm going to share this one as I was struggling to come up with anything hot and fresh and new today. Sometimes it's better for us to just go back and be like, "Hey, but did you know it could do this simple thing, too?" Have you ever had a listing photo that you wish you could have changed something small about?

Like, maybe there was a little bit too much clutter on the counters, maybe the toilet seat was left up, maybe there was a trash can, maybe there was a dog bowl, like just little things like that you want to change. I'm sure most of you have probably seen like, you know, using AI to virtually stage rooms. And obviously that's not what this That's not what this one is about. I just want to show you how to do some simple little Oh, there's a small little thing in this photo that I wish I could change. You know, virtually staging starts to get, you know, more complicated and different angles and, you know, how are you going to make all that work?

But, if you ever just have like a one little photo that you're like, "Ah, I wish I [clears throat] could change that." My favorite tool for this is Gemini, and I'm going to show you a real-world example. So, let me jump into my screen share. Hopefully, I can figure out how to share this specific photo with you. Do. Of course not. Okay, well, I'm having I'm struggling to figure out how to share the photo, so I'll I'll do this differently. Okay. I've just got too many ding screens open. You get Everyone else ever feel that way? All right. So I'm going to share with audio. So Okay, let me see if I can get the big photo pulled up. All right, there we go.

All right. So, this was I've got a listing that's tenant occupied right now, and you know, so the tenant is actually really great and did his best to tidy up the but you know, this photo could have would have preferred to not have quite so many things out on the counter and things like that. So, I just went into Gemini and I just said, "Hey, can you regenerate this image without all the clutter? Don't change anything else in the photo." That's it. No fancy prompt, no fancy you know, algorithm, nothing. Literally just gave it the photo and it tidied it up and removed all of the clutter for me. As far as I can tell, it did not change anything else in the photo.

Maybe this like golden little towel holder thing came a little farther away from the wall. Like maybe. Even then, that's hard to say. So, I'm a big fan of that. I have used it for lots of other little things. Like I remember once I had a listing Oh, I should probably stop my screen share now. I remember once I had a listing that just there was a cord hanging, you know, a toaster or something like that. It just didn't look very good. It was in this really beautiful kitchen. So, we just went into Gemini and said, "Hey, can you remove that cord so it's not visible?" All sorts of little touch-ups to your photos that you can easily do to make them a little bit better.

Now, obviously, follow your MLS's rules and guidelines regarding AI edits and touch-ups. I'm in Arizona. The ARMLS does require you to, you know, put like a an indicator, a little watermark saying, "Hey, this photo has been enhanced." I'm certainly not advocating that anyone try to violate the rules or hoodwink anyone. I'm just saying like, "Hey, if there's a little thing you could do like removing a dog bowl or trash can to make your listing look a little better online, try Gemini. It's my favorite tool for little photo edits like that." Obviously, as well, Gemini many agents who I work with and coach have and this is just a big thing that I think a lot of them are overlooking.

If you have a Google Workspace account, and I find by the way that many people who have a Google Workspace account don't know that's what it's called. Okay, so it Let me back up on that. If you use Gmail, I mean, if it looks like Gmail, right? When you log into your email, it looks like Gmail, but the but the domain is your professional domain, right? So for example, your email is something like Merrill@BigHelperGroup.com. That's my email, everyone, by the way. Please don't blow me up with a bunch of emails. So if you put that email in that the and it looks like Gmail, then you're probably using a Google Workspace account. And one cool thing about a Google Workspace account is that it comes included with Gemini Pro.

Just like one more reason to get a Google Workspace account. Not that's like totally AI, although well, let's not go off that deep end. But it does buy you some additional fact a lot of other cool AI type enhancements that you can do with a Google Workspace account as well. So anyway, hope you guys found that helpful. Hope you can use Gemini to do some simple photo edits on some of your listings to help get those sold, and I hope you're all
