One specific move professionals can implement today.
Get the email every WednesdayTranslate market data into actual conversation
The agents who win right now are not the ones who know the most statistics. They’re the ones who know how to turn the market into a conversation.
The agents who win in this market are not the ones who know the most statistics. They’re the ones who know how to translate the market into conversations.
Because data doesn’t create deals. Conversations do.
And right now, the market is creating a huge opportunity with buyers. Two years ago buyers were fighting through multiple offers and impossible competition. Now they have more options, more negotiating power, and more time to decide.
3
types of buyer sitting paused in your CRM right now
97%
of asking price is where homes are selling — buyers are negotiating again
3
messages to send today. That is the whole challenge.
Those buyers who stopped responding last year didn’t disappear. They paused.
They paused because the market felt impossible. But now the conversation has changed.
The three buyers hiding in your CRM
1
Paused because the market felt too competitive. They said things like “we keep losing homes,” “everything has multiple offers,” “we’ll wait until things calm down.” Well — things have changed.
2
Disappeared when rates increased. Many assumed the numbers wouldn’t work. But today we’re seeing concessions, rate buy-downs and negotiation. They may just need updated numbers.
3
Renters who planned to buy but never did.Think about people who told you a year or two ago “we want to buy soon.” Those conversations are incredibly easy to restart.
The simple messages that restart buyer conversations
You don’t need a long explanation. You just need a conversation starter.
“Hey [Name], quick question. Have you seen how much inventory has increased recently? Buyers actually have more options and negotiating power right now than they did last year. Would it be crazy to take another look at what’s available?”
“Hey [Name], something interesting is happening right now. Homes are selling at about 97% of asking price, which means buyers are negotiating again. Would you want me to send you a few homes where sellers might be flexible?”
“Hey [Name], random question. If the right home came on the market and the numbers made sense… would you still consider moving this year, or has your timeline changed?”
No pressure. No pitch. Just a conversation.
Questions I get about this one
Won’t they feel like I’m just chasing them again? Not if the message carries new information. “Checking in” is chasing. “The thing that stopped you has changed, here’s how” is service.
What if their timeline really has changed? Then you’ve learned that in one text instead of guessing for another year, and you can move them to the right follow-up cadence. A clear no is worth more than a maybe you keep re-reading.
Open your CRM. Choose three buyers.
Send one of these messages today. That’s it.
Because in this market, the agents who win will not be the ones waiting for the market to change. They will be the ones starting the conversations first.
This exercise is designed to do one thing: set appointments. Track your progress and pay attention to what is converting.
