3 Claude AI Skills Every Busy Realtor Should Run This Week

What can Claude AI actually do for a busy real estate agent?

Claude AI can cut hours out of your listing workflow when you install the right skills. Three specifically — a listing appointment prep skill, a P&L skill, and a listing leverage system — turn an address into a full agent briefing, a month of marketing, and a clean monthly profit and loss report. You give Claude the inputs once, and it builds the deliverables you used to spend half a day on.

If you’ve been watching AI from the sidelines, this is the week to get off the bench.

Merrill and I just wrapped a live training where we walked through the three Claude tools we now lean on the hardest in our own real estate business. Each one solves a workflow that eats hours of your week — listing prep, financial clarity, and listing marketing — and each one is something you can install today and run on a real address before the end of the day.

A quick note before we dig in. Claude is not the same animal as ChatGPT. Yes, you can talk to it like a chat model. But the magic happens when you pair it with the Claude in Chrome extension, the Claude desktop app, and a few well-built skills. That combination is why Merrill and I both canceled our ChatGPT Pro subscriptions and went all-in on Claude. The conversations are sharper, the actions are real, and the connections to the tools we already use — Google Drive, QuickBooks, Canva — actually work.

Here’s what your stack should look like before you touch any of these skills:

  • Google Chrome as your browser
  • Claude in Chrome extension from the Chrome Web Store
  • Claude desktop app from claude.ai/download (Mac or PC, both work)
  • Claude mobile app on your phone

That setup takes about ten minutes. Once you have it, you’re ready to install skills and put Claude to work.

Skill #1: The Listing Appointment Prep Skill

Most agents are spending two to four hours prepping for a listing appointment. Running comps, building the visual presentation, scanning the micro-market, watching for expired histories, putting together something the seller can actually look at. It is good work. It is also slow work.

The Listing Appointment Prep skill compresses that into about a minute.

You drop in an address. Claude does the initial market research. Then it asks you to paste your comps and any MLS data you’ve pulled. From there, it produces two things: an agent briefing for you, and a seller-facing summary you can hand to the homeowner.

The agent side does what you’d want a sharp coach to do for you over coffee. It pulls trends out of the comps. It calls out competitive threats — like the model match down the street that’s been on the market 94 days. It surfaces expired history so you walk in knowing the seller’s last attempt didn’t work, and why. It anchors against the Zestimate so you have language ready when the seller pulls up Zillow on their phone.

One critical piece: customize the skill before you use it. The version we built was tuned for our market here in Gilbert, Arizona. If you’re listing waterfront in Florida or mountain views in Colorado, you’ll want Claude to know that those features matter. Just open a fresh conversation and say: “I want to customize this skill for my marketplace. Ask me a series of questions that would be important for the report you’re going to generate.” Claude takes it from there.


Skill #2: The P&L Skill

Here’s the question I asked the room during the training: on a scale of zero to ten, how confident are you in your numbers right now? Quarterly statements done. Monthly P&L updated. Tax filings actually early. Most agents are honest enough to admit they’re closer to the bottom of that scale than the top.

The P&L skill is built for that gap.

You upload your bank statements. Claude reads them, categorizes every transaction, builds a customized ledger, and outputs a downloadable Excel file with a one-click “Copy to Drive” button. The Excel file isn’t just numbers — it’s a real workbook with a KPI dashboard, an expense breakdown, and confidence ratings on each categorization. If Claude isn’t sure where a transaction belongs, it asks you. Then it learns.

If you already have QuickBooks, you can connect it with read-only access. Claude can then reconcile your bank statements against your books and find exactly where your P&L and balance sheet stop agreeing. That alone is worth the install.

I’ll tell you a quick story from the field. I worked with an agent who was running herself ragged on listings. Going above and beyond. Doing everything for her clients. At the end of the year, she had nothing left. When we ran her actual P&L — what she charged versus what she spent on each listing — she was retaining less than 1%. Less than one percent.

Once she could see that on paper, the conversation about pricing and value got a whole lot easier. That’s what this skill is really for. Not just a tidy report. A clear-eyed look at where your money is actually going so you can charge what your work is worth.

Skill #3: The Listing Leverage System

This one is the showstopper.

You give Claude one address. That’s it. Claude returns a full month of marketing for that listing — built around your phase (pre-launch, just listed, price improvement, pending, just sold) so the deliverables match where you actually are.

Here’s what shows up in your Google Drive folder:

  • 37 pieces of written copy across social, email, and web
  • 9 draft emails (showing feedback, pending SOI, open house, agent-to-agent, coming soon, just listed, market context, and more)
  • A landing page with the HTML ready to paste
  • 14 organized subfolders for every asset type
  • A smart tracking spreadsheet that calculates days on market and tracks every task
  • An automated weekly email — Monday morning to you with the week’s marketing tasks, Friday afternoon to your seller with everything you did that week

End-to-end build time: about 15 to 20 minutes. You don’t sit there and watch Claude work. You deploy the skill, then you go make calls. By the time you come back, the folder is built.

The seller email is the part nobody sees coming. It was a complete afterthought when I built it — Merrill and I were talking about reporting and I said, “wouldn’t it be cool if Claude could just email the seller every week?” Now every Friday at 3 PM, my sellers get a clean update on the marketing we ran that week and what’s coming next. Sellers love the visibility. Agents love that they didn’t have to write it.

If you already have a brand kit in Canva, you can plug that in too. Claude will pull your colors, fonts, and logos straight from your Canva account using co-work mode in the desktop app. That alone keeps your deliverables on-brand without you opening a single design file.

Privacy, security, and what to actually expect

Yes, your bank statements live on AI for a minute when you run the P&L skill. Yes, your client information passes through Claude when you build the listing leverage system. Do your own homework here, but the short version is: Anthropic does not train on Claude paid-tier data. There’s risk in any tech you adopt. There is also risk in continuing to manually run the same listing prep workflow you’ve been running for ten years while your competitors are getting it back in 60 seconds.

One more honest qualifier. None of these skills are perfect out of the box. They get dramatically better when you tell Claude about your market, your tools, and your voice. Spend five minutes customizing each skill before you use it. That’s the real unlock.
